The former Deloitte complex – previously known as “Spherion”- at Schwannstraße 6 in Düsseldorf was designed in 2003 as a single-tenant property and was no longer competitive due to inadequate cooling of the office spaces and building systems designed for a single occupant.

Added to this was the owner’s desire to implement the project as a pilot initiative with high standards for low-carbon performance, smart building features, and ESG compliance. It quickly became clear to us that, in addition to a comprehensive renovation and technical modernization of the property, the project involved a profound repositioning of an existing building for sustainable multi-tenant use.

Our biggest challenge was the atrium with its elliptical glass roof: the lack of sun protection caused constant overheating there in the summer and significantly impaired the quality of the indoor environment and the building’s usability. At the same time, we had to transform the building technically, functionally, and economically so that individual floors could be leased in sections and heylo could enable energy-efficient operation.

As part of the comprehensive renovation carried out from 2023 to 2024, our task as general contractor was to fundamentally renew and extensively expand the building’s technical systems and automation, and to adapt the fire safety requirements and emergency exits to accommodate multi-tenant use with up to 24 different tenants. To solve the problem of the atrium overheating in the summer due to a lack of air conditioning, the glass roof was fitted with an exterior sun protection film to reduce UV transmission, heat gain, and glare. We also sustainably redesigned the atrium as a green, building-height centerpiece. The result: significantly greater user comfort and substantially better overall energy performance.

In addition to the technical upgrades, our focus was on the comprehensive and efficient transformation of the building. The goal was to bring heylo up to the high digital standards of a smart building and to support the owner in achieving its ambitious sustainability goals – including DGNB “Gold in Use,” SmartScore Gold, a largely carbon-free heating system, and compliance with EU taxonomy requirements.
