Central Library

The historic Boecker House on centrally located Kennedyplatz was facing a fundamental reorientation. Vacant, unused retail space and the increasing desolation of the inner-city environment called for a profound transformation of the former department store. At the same time, the city of Essen was seeking a suitable location for its new Central Library as a “third place” – an inclusive space for education, social interaction, inspiration, and relaxation beyond the home and workplace.

Where escalators once served as the main access points to the dark department store, there is now an open, inviting atrium at the heart of the building. The new staircase connects six levels and extends all the way up to the newly constructed, light-filled penthouse floor.

In early 2023, we began the revitalization of the department store and completely gutted the building. The former department store structure was converted into an open library space, and the existing structure was expanded with an additional floor constructed of wood – a sustainable design that provides the additional space required by the city of Essen for a dedicated event area.

By converting this space into a central library, we are demonstrating how inner-city retail properties can take on new functions of great social significance. From a music library to learning and creative zones to event spaces, a “third place” for all generations has emerged from what was once purely a retail space: social value through transformation!

The project’s central location on the market square ensures optimal accessibility and urban integration. Active ground-floor zones with direct access from Kennedyplatz and the area around the market church revitalize and connect the library space with the urban environment. This tangibly enhances the quality of the experience and increases foot traffic in Essen’s downtown area.

As an experienced project developer, we not only carry out traditional new construction and renovation projects, but also sustainable conversions to create new opportunities for use. Using the Central Library as an example, we demonstrate our ability to master complex transformation projects. Through structured management and our technical expertise, we have transformed an outdated existing building into a future-oriented space that strengthens the urban center and unlocks new potential.
